For decades, the standard playbook for modern apartment renovations has been to strip a space down to its bones, smooth out its imperfections with drywall, and apply a uniform coat of brilliant white paint. It is an approach that values predictability over history.
But São Paulo-based independent practice Terra Arquitetura is championing a far more tactile, respectful philosophy.
In their recently completed Sergipe Apartment renovation, the studio faced a classic urban challenge: a dark, compartmentalized mid-century floor plan that felt entirely cut off from natural light. Instead of imposing a sterile, minimalist box onto the property, the team executed a “surgical material intervention.” They chose to celebrate the home’s historic textures, creating a masterclass in modern, warm spatial design.
The Vision: Erasing the Corridor
The client’s brief was straightforward but technically demanding: open up the dark living spaces to maximize natural airflow and light, while ensuring the apartment felt grounded, tranquil, and deeply connected to raw materials.
Terra Arquitetura’s first major move was structural. The team carefully demolished a series of restrictive non-load-bearing partition walls that originally choked the entrance corridor. By removing these boundaries, they created a single, fluid social zone where the kitchen, dining, and living areas flow seamlessly into one another.
The Material Palette: A Dialogue Between Old and New
The true genius of the Sergipe Apartment lies in its restrained, highly sensory material selection. Rather than trying to make the space look completely brand new, the architects allowed the old and the new to engage in a visual dialogue.
Restored Heritage Flooring: The studio rejected modern engineered planks. Instead, they painstakingly saved, repaired, and re-lacquered the apartment’s original peroba rosa wood parquet floors. The rich, amber tones of the historic timber provide an immediate sense of warmth beneath your feet.
Irregular Plaster Walls: To contrast the geometric precision of the floors, the studio wrapped the walls in a rough, subtly irregular textured off-white plaster. This artisanal wall finish catches the shifting Brazilian daylight unevenly, creating soft shadows that change throughout the day.
Freijó Wood Joinery: To handle the storage needs of a clutter-free home, the studio built custom, floor-to-ceiling cabinetry using Freijó wood, a native timber whose deep grain perfectly complements the restored parquet.
